Rent a Studio
We have 52 studios/offices in The Out of the Blue Drill Hall in Dalmeny Street off Leith Walk and 32 studios/offices at the Powerhouse in Portobello. These are occupied by artists and creative businesses. The Out of the Blue Drill Hall is a thriving cultural hub and studios share a building with events, classes and the lovely Drill Hall Arts Café. The Powerhouse is a quieter space, dedicated to studios alone. Both sites are easily accessible by public transport.
There are no studios currently available, but if you would like to be added to the waiting list, please fill in this Enquiry Form. You will receive information via email of studios which become available, as well as any news of opportunites to share or sub-let a studio. We will keep your details on file for up to two years. Conditions of Lease
Tenants have 24-hour access to their studios both at the Out of the Blue Drill Hall, Leith and the Powerhouse, Portobello. After an initial period (usually three months) only one month's notice is required from either party to end the contract. out of the blue believes that the best way to support artists, whose workload and therefore income may be unpredictable, is to offer the most flexible, low-commitment terms possible.
Conditions of lease include payment of a returnable deposit and payment of rent by standing order monthly and in advance.
Subletting and Sharing
Occasionally tenants may choose to share their studio or sub-let for a short period. Shares tend to be organised by the tenants themselves, although they must be agreed with out of the blue. Sometimes a tenant will ask out of the blue to find a suitable sharer, in which case, this opportunity will be advertised to the waiting list and given to the person whom the tenant feels is most suitable.
Tenants may sub-let studios and this must be arranged through out of the blue. Again the place will be advertised to the waiting list and given to the person whom the tenant feels is most suitable.
Allocation of Space
When studios become available they will be advertised to the waiting list in the first instance. There is no average waiting time, but in order to maximise your opportunity of finding a studio, we would recommend applying as early as possible and being as flexible as you can in terms of space requirements.
